The New Homes conveyancing process

The purchase of a new build property is slightly different to an existing property.

In addition to the usual work we deal with we will also check that:

  • the purchase contract provides that the builder will build the property in accordance with the planning permission and approved plans

  • a structural warranty and insurance policy will be in place on completion (such as an NHBC warranty or Premier Guarantee)

  • all roads and sewers will be adopted by the authorities at the builder's expense

  • the deeds contain all necessary rights over the roads, to use services and to access neighbouring property to maintain boundaries

  • the deeds don't contain prohibited things that will affect your use of the property (e.g. a covenant not to park a boat or caravan on the property when you know you actually have one)
