Tips to consider when choosing property conveyancing solicitors:


  1. When you call for a quote, can you get straight through to the property conveyancing lawyer?
    Speaking to reception or, worse, a call centre may be a sign of things to come!

  2. If you leave a message or send an email, do they reply quickly?
    If they take a whole day to reply, is this going to happen when you need to urgently speak to your solicitor?

  3. Does the solicitor offer to email you a full breakdown of his quote?
    If he does, is the quote clear and are they going to charge extra for acting for your lender or for completing your stamp duty return? Our fees are fixed and we charge one fee for all of the work.

  4. Do they sound friendly and interested in acting for you?

How much do you charge?

We offer fair fixed fees. We will quote a fixed fee and will stick to it. 

We don’t believe that conveyancing solicitors should offer a low headline fee and then charge ‘extras’ such as a fee for acting for your lender, or a fee for completing your SDLT return.

We will even send you pre-paid envelopes, so you don’t pay to return documents to us.

How long will my sale or purchase take?

It is very difficult to say, particularly if you are in a chain as you will usually only exchange when all properties in the chain are ready. 

On average a chain will complete in 10 – 12 weeks.

We will always get you to exchange and completion as quickly as we can.  Our record is an exchange within 24 hours on a cash purchase.

Do I need to visit you?

It is not necessary to visit us, although you are welcome to visit at any time.

We don’t charge more for clients who come in to see us.

We act for clients all over the world and most transactions complete without a client meeting.

Do you deal with conveyancing of new build homes?

Yes. 

We are specialists at new home conveyancing. Where possible we check the title to development sites before any plots are sold.  

We are then able to complete purchases very quickly, as we don’t need to check everything again.
